Does an expired listing mean my home cannot sell?

It means the previous listing period ended without the sale you wanted. It does not, by itself, establish the cause or predict what happens next. Review the property, the market and the previous effort before choosing another approach.

Do I have to lower the price?

Start with evidence. Price deserves a fresh review alongside presentation, exposure, condition, access and offer terms. A property-specific analysis can help you weigh those factors; this page does not estimate your home’s value.

Can I speak with you if I still have an agent?

You can use the educational resources here. If you are under an exclusive agreement, direct listing and representation questions to your current broker and tell Ryan your status before discussing any future services. This page does not ask you to end or breach an agreement.

Is taking the home off the market the same as the agreement expiring?

Do not rely on a portal label to establish your contractual position. Ask your broker or attorney to confirm whether your agreement has ended and whether any obligations remain before making a new commitment.

Can I reuse my previous listing photos?

Check who owns the photos and what the license allows. Having appeared in your old listing does not establish permission to reuse them. Arrange permission or new photography before the next campaign.

What should I have ready for a conversation?

The property address, previous listing, price history, showing feedback and your current goals are a useful start. Keep contracts, financial details and sensitive documents for a secure exchange with the appropriate professional.
