HUDSON VALLEY · PROPERTY-TAX PROBLEMS

Property taxes
weighing on you?
Start with clarity.

An overdue bill, a valuation concern and a foreclosure notice call for different next steps. Find the right contact, organize the facts and explore what comes next for the property.

Tax-foreclosure papers or a stated deadline?

Contact a New York attorney promptly. Keep every page and envelope. Do not wait for a website response.

WHO TO CONTACT · WHAT TO ASK

Confirm the balance with the collecting office.

Use the office listed on your bill or notice. Ask for the amount needed for your intended payment date, accepted payment methods and whether an installment agreement is available for your parcel.

03 / IF YOU ARE CONSIDERING SELLING

Understand the numbers.
Then consider the move.

A potential sale deserves a property-specific review alongside the tax and legal questions.

PROPERTY & MARKET

What might a sale involve?

Review condition, preparation, comparable sales and a realistic marketing approach with Ryan. Discuss what you want from the move and what you can take on before listing.

DEBTS & CLOSING

What needs to be resolved?

Ask your attorney and title professionals to verify liens, current payoff figures, required releases and closing feasibility. Compare those items and selling costs with the potential proceeds.

A price estimate is not a guaranteed sale or net-proceeds figure. A listing does not itself pause tax enforcement.

05 / COMMON QUESTIONS

Before you
choose a path.

General guidance for starting the conversation. The right answer depends on the property, the account and any legal proceeding.

Is a high tax bill the same as an incorrect assessment?

No. Your assessment concerns the property’s assessed value; taxing jurisdictions set the taxes. Review the valuation and property record with your assessor. A high bill alone does not establish that the assessment is wrong.

Can I pay overdue property taxes in installments?

Ask the office enforcing your taxes. Ulster County publishes an installment program with requirements and a signed contract. Do not assume the same terms apply in every municipality or to every property. Get the applicable terms directly from the office.

What if I still receive notices while on a payment plan?

Do not discard them. Ulster County explains that notices can continue during an installment contract, including foreclosure notices in some circumstances. Ask the office and your attorney what the specific notice requires, and keep following the written agreement.

Will an assessment challenge resolve my overdue balance?

Treat the assessment review and the unpaid account as separate questions. Ask the assessor about review requirements and the collecting office about payment obligations. Do not assume a challenge suspends collection or changes a deadline.

Can I sell a property with unpaid taxes?

Have an attorney and title professionals review the property’s status before relying on a sale. They need to determine what must be paid or released and whether a closing is possible. Ryan can help assess the real estate side, including pricing, preparation and selling costs.

Does listing the property stop tax foreclosure?

Do not rely on a listing, offer or website inquiry to change a legal proceeding. Have an attorney confirm the actual status, requirements and any available action. Court or redemption deadlines need direct legal attention.

TALK THROUGH THE REAL ESTATE SIDE

Your property.
Your next decision.

Tell Ryan the address or town and what you would like to explore. A brief description is enough; leave tax returns, account numbers and legal documents out of this form.

For a tax-foreclosure notice or deadline, contact an attorney directly. This form is not a legal-help or payment channel.
