Ask who the agent represents and discuss any proposed services, compensation or concessions before agreeing. Real estate compensation is negotiable; there is no required industry rate.
Review relevant sold properties, current competition, condition, improvements, location and the terms behind each sale. A pricing discussion is not an appraisal or a promise of proceeds.
Covered sales may require New York’s Property Condition Disclosure Statement, subject to exemptions. Many pre-1978 homes also require federal lead disclosures. Ask your attorney which obligations apply; selling “as is” does not automatically remove them.
Look for the point where interest stalls: views without inquiries, inquiries without showings, or showings without offers. Review presentation, information, access, exposure and price before choosing the next adjustment.
